Revenue management
Hotel revenue management is the practice of selling the right room to the right guest at the right price through the right channel at the right time. It uses demand forecasting, competitive analysis, and pricing strategy to maximize the revenue each available room generates every night, regardless of whether the hotel is full or not. RevPAR stands for Revenue Per Available Room. It is calculated by multiplying your average daily rate (ADR) by your occupancy percentage. RevPAR matters because it measures how effectively your hotel generates revenue across its entire inventory, not just the rooms that are occupied. It is the hospitality industry's most widely used benchmark for comparing performance over time and against competitors. ADR (Average Daily Rate) is the average price you charge per occupied room. RevPAR (Revenue Per Available Room) accounts for both the rate you charge and how many rooms you actually sell. A hotel with a high ADR but low occupancy can have a lower RevPAR than a hotel with a modest rate and high occupancy. Strong revenue management optimizes both together rather than sacrificing one for the other.
Most properties see measurable improvements in ADR and RevPAR within the first 60 to 90 days of implementing a proper pricing and channel strategy. OTA ranking improvements typically take 60 to 90 days as well. Sustained year-over-year growth compounds over 6 to 12 months as the strategy matures and direct booking channels strengthen. Revenue management is particularly powerful for small and independent hotels because the gains per room are significant and the starting baseline is often well below market potential. OTAs and distribution
No. OTAs serve an important role in your distribution mix, especially for reaching guests who do not yet know your property. The goal is not to abandon OTAs but to use them strategically while simultaneously building your direct channel. Over time the share of commission-free bookings grows. Rate parity means offering the same room rate across all distribution channels including your own website. Many OTA contracts require it. However, there are legal and strategic nuances to rate parity in Latin America, and there are compliant ways to incentivize direct bookings without technically violating parity agreements. An OTA audit is a comprehensive review of your hotel's presence and performance across every OTA platform where you are listed. It covers profile completeness, photo quality and sequencing, room category structure, rate competitiveness, ranking position, review score and response rate, and commission cost analysis. Direct bookings
A direct booking generates the same revenue as an OTA booking minus the 15 to 25% commission you pay the OTA. On a $200 room night, that is $30 to $50 per booking that stays in your business. Over time, a strong direct booking base is the single most important factor in hotel profitability.
